What to Look for When Replacing Condominium and Commercial Windows

Replacing condominium or commercial windows requires a slightly different approach from when replacing residential windows. Most mid to high-rise condominium windows use aluminum windows rather than vinyl windows to withstand higher winds. Check out a few other important factors to consider when you replace your condominium and commercial windows!


1. Commercially-rated


One of the most important factors is that windows must be commercially rated. In high-rise buildings, there are much greater air pressure and higher wind loads to withstand. Windows need to be structurally stronger as compared to low-rise residential windows. In most cases, we use aluminum windows (rather than vinyl windows which are commonly used for residential properties)

It needs to be certified by independent testing companies to meet certain standards. In addition, there are design requirements that need to be met. We highly recommend you check with your association or property managers about those specific requirements before reaching out to the installation contractor.


In some cases, the condominium has a budget to cover your replacements so do check with your property manager in that regard!



2. Contractor’s experience and reputation


After you check that your products are commercially rated for your building, you would like to make sure your contractors are experienced and licensed in installing windows and doors in high-rise buildings. It's highly recommended to work with an installer with at least 10 years of experience.


Check their websites to see if they have done any projects in the buildings that are similar to yours.



3. Product Quality


If you care to know a little bit more about windows and the science behind them, you need to consider product quality. What kind of warranty does it have? It should have a minimum of 10 years of warranty. Also, make sure your products are energy efficient. Though commercial windows are not energy star-rated, there are thermal breaks and frames which can tighten the air sealing and make your home thermally efficient.


Another important aspect is the glass. I recommend you get a high-performance glass package with Low E and Argon gas to increase energy efficiency and resilience.


Lastly, you can check whether it’s easy to operate or not.

Is it hard to open and shut? Is it sealed tightly? Aesthetically appealing?

All those questions are important to ask before you make your final decision. You could always ask for samples from the contractor
